Housing in Speer and what it means for smoke

Speer's older apartment buildings date largely from the early decades of the twentieth century, and a number of them were built around landscaped courtyards or in U shapes that open to the street. Units in these buildings tend to have windows on the courtyard side, radiators, plaster walls and original woodwork. Many are rentals, and some have converted to condominiums over the years.

On the residential side streets, bungalows and small houses dominate, with some duplexes and basement units. Near Speer Boulevard and the creek, newer apartment and condo buildings add balconies and central systems to the mix.

Alamo Placita is a designated historic district, so exterior changes to buildings there, including windows, may need review by Denver's Landmark Preservation staff. That is worth knowing before an owner decides to replace windows to cut drift from a courtyard. Interior cleaning and sealing are normally a separate matter.

Speer-specific items for landlords and condo boards

  • Walk the courtyard and note which windows face it before writing an outdoor smoking rule.
  • Check courtyard-side window screens and sills for ash and residue.
  • Confirm historic district requirements before changing exterior windows or doors.
  • Make sure courtyard benches or seating are not placed under bedroom windows.
  • Include the courtyard in the turnover walk-through for a smoker's unit; butts under a window are a useful clue.
  • Use ZIP 80209 or 80203, depending on the block, when checking city service maps or records.

Common questions

Do courtyard rules apply to residents of every unit?

If the building's lease or rules cover the courtyard, yes. Many older leases only mention the inside of units, so check the current wording and ask the landlord whether a common-area rule exists.

Is window replacement a good way to block courtyard smoke?

Sometimes, but it is costly, and historic district review may apply in Alamo Placita. Better weatherstripping and a courtyard rule are usually tried first.
